Screening Policies

$50 and payable in the form of a Check, Cashier’s Check, Money Order or Debit/Credit Card. The application fee must be provided with the completed rental application.

Applicants must be 18 years of age or older unless deemed to be an adult under applicable law with respect to the execution of contracts.

Applicants must have a minimum combined gross income of 3 times the monthly rent.

Applicants must have a minimum of six (6) cumulative months of verifiable rental or mortgage payment history within the last 24 months.

Guarantors will be accepted for applicants who do not meet the required rent-to-income ratio, denied on credit or applicants who fail to meet the rental history. The guarantor will be required to complete an application and pay a full application fee. Guarantors must have a gross monthly income of 5 times the monthly rent and meet the qualifying criteria identified in the Credit and Income sections of the screening policy.

A criminal background check will be conducted for each applicant and occupant age 18 years or older.

Maintenance

If a resident provides permission to enter, they do not need to be present for the work to be completed.

We do offer on-site maintenance, from 8:00 AM to 4:30 PM, Monday through Friday. After hours Maintenance techs are available for emergencies.

Residents can submit a maintenance request by calling the Leasing Office or by utilizing the resident portal.

Amenities

Each home is assigned (1) covered parking space; each uncovered spot is available on a first come, first served basis.

Yes, we love pets! There is no weight limit, however, breed restrictions do apply. A deposit and pet rent is required. The first pet is a $500 deposit and the second pet is a $250 deposit. We allow a maximum of 2 pets per home.

Each home is equipped with a refrigerator, dishwasher, garbage disposal, electric range & oven, microwave oven and a washer-dryer unit.

Unfortunately, Monte Bello does not offer furnished apartments, however, we can refer a compnay that will assist with these services.

Admin

Payments can be made by Money Order, Cashier's Check, Personal Check or made on-line by utiziling the residental portal. We also partner with FLEX for assistance with splitting your rent payments.

A minimum liability coverage of $100,000.00 is required, and the Property must be listed as the ‘Interested Party’ on the Declaration Page.

You are free to use whichever provider you choose. Monte Bello recommends Xfinity.

None. Residents are required to pay water, sewage, trash, gas and electricity.

Location

An eight minute walk, north on S.Watt Avenue, will take you to Keifer Blvd & Southport Dr, where you can a bus on the Sacramento Regional Transit line. Two blocks further north will lead you to the Light Rail Station (Sac Regional Transit) at Folsom Blvd & S. Watt Avenue.

Sacramento City Unified School District. Nearby schools are: Golden Empire (Elementary); Albert Einstein (Middle School), and Rosemont High School.
